There is still a lot of work going on in the listed former administration building of the felt factory in Fulda – but the first guests are expected to check in here in the summer.

Fulda – A new sleepy-sleepy hotel with over 200 beds is being built on Frankfurter Straße. The operating family Hock relies on modern design, moderate prices and great trust in the Fulda location.

Admittedly, it still takes a bit of imagination to imagine that the first guests will be staying in the new hotel in the summer. Intensive work is currently being carried out on all floors of the listed former administration building of the Fulda felt factory with its striking facade from the 1960s. While some areas of the property are still under construction, the floor on the top floor has already been laid and the walls have been plastered. The outdoor area also currently looks more like a construction site than a hotel.

“We are really looking forward to welcoming the first guests to our new hotel soon,” says Fabian Hock, who will run the hotel together with his brother Sebastian and his stepfather Thomas Freiwang. “It will be a classic breakfast hotel – perhaps interpreted in a slightly more modern way,” adds Sebastian Hock.

Together, the family already runs seven hotels in Nuremberg, Dinkelsbühl, Dillingen and Gießen, as well as the Invite Hotel on Fulda's Heinrichstrasse for around ten years. Like this one, the new property on Frankfurter Straße also belongs to the Fulda investor Hubertus Rützel, who operates nationwide. He purchased the property, which consists of a six-story building and a two-story extension, around five years ago. When the hotel is handed over to the tenants in the summer, Rützel will have invested around ten million euros in the project – “unfortunately a little more than originally planned,” as he himself says.

The hotel in Fulda will be the third hotel from the Sleepy Sleepy brand. A total of 205 beds are available, divided into 90 double rooms, five single rooms and two family rooms. The rooms are between 16 and 56 square meters in size, all have air conditioning and will be modernly furnished. The offer is complemented by a small meeting room for up to twelve people.

The concept is reminiscent of the successful Motel One chain

Even though the defining colors are orange and light green, the concept is definitely reminiscent of the success story of the Motel One hotel chain. The focus is primarily on city tourists and business travelers who are only in Fulda for a short time. In terms of price, the operators from Fürth near Nuremberg see themselves in the “lower midfield”. The rooms should cost between 89 and 119 euros per night.

Digitalization and modern technology play an important role in the new hotel, but the focus should be on the employees. Around 20 employees will later work in various areas of the company.
