A model project for affordable apartments is to start in Ziehers-Süd: a new apartment building with eleven subsidized apartments could be built this year.
Fulda – A new type of new building concept is to become a showcase project for affordable housing in Fulda: The first so-called GWH-Hessenhaus is being built on Adalbert-Stifter-Straße in the Ziehers-Süd district, as the city of Fulda's magistrate announced.
The GWH Wohnungsgesellschaft, based in Frankfurt and Kassel, has developed a cost-optimized new building concept with the GWH-Hessenhaus in order to promote housing construction in Hesse. The company presented the concept at the end of last year, and it is now clear that Fulda will be the location for the first project.
Eleven affordable apartments: The first GWH Hessenhaus is being built in Fulda
The city of Fulda has provided the construction subsidiary GWH Bauprojekte GmbH with a leasehold for a plot of land on Adalbert-Stifter-Straße at low interest rates in order to realize the project. The magistrate recently gave the green light to this. If everyone involved continues to pull together, construction of the eleven publicly subsidized apartments could start this year.
Fulda's mayor Dr. Heiko Wingenfeld (CDU) sees the project as a “lighthouse” for housing construction in Fulda and Hesse. He emphasizes that, especially at a time when many investors are wary of the risks of the current construction conditions, the GWH-Hessenhaus demonstrates how effectively urgently needed living space can be created. He is particularly pleased that the first project of this kind is being built in Fulda. The GWH has already proven itself to be a reliable, long-term partner in the city. The mayor emphasizes that the location on Adalbert-Stifter-Straße is ideal, not least in view of the clinic as the largest employer in the region.
According to him, the city of Fulda is specifically supporting the project by offering conditions that are at the top in Germany with a ground rent of just 1.2 percent. There is also the possibility of additional support for the social housing being created through the city's funding program.
GWH Bauprojekte managing director Christian Wedler also sees the cooperation as a continuation of successful projects from previous years. GWH has had a good, trusting collaboration with the city of Fulda for many years, he explains. We are all the more pleased that Mayor Wingenfeld supports the concept of the GWH-Hessenhaus and supports the pioneering work.

According to the GWH, the GWH-Hessenhaus is a low-threshold and low-risk option for cities and communities to counteract a local housing shortage on their own responsibility and in an economically affordable manner.
GWH CEO Stefan Bürger emphasizes that with the GWH-Hessenhaus the company is showing how affordable, good housing can be built quickly and easily in collaboration with municipalities. According to the information, the type concept meets all common building regulations and funding conditions of the state of Hesse, can be individually adapted to two to five-room apartments and can be implemented in both solid and modular construction. In collaboration with the grabowski.spork.architektur office, a basic house measuring 12 by 21 meters was developed, which includes eleven residential units on four floors.
