Municipality buys building land: Flieden could grow significantly

The municipality of Flieden has acquired a three and a half hectare plot of land in order to develop the new residential area “Michelsfeld 2” with up to 65 building sites.

Flieden – Planning for the project has been going on since last year. Mayor Christopher Gärtner (CDU) held the first discussions with the previous owners in December 2025. In January 2026, a preliminary contract for the purchase was already in place, and in March 2026, the local council at the time unanimously approved the acquisition in a non-public meeting. According to Gärtner, the purchase that has now been completed fulfills a long-held wish of the municipality: “My predecessor Ludwig Ebert had already tried it back then. I am all the happier that it has now worked.”

Up to 65 building sites are to be created on the area currently used for agricultural purposes on the edge of the existing “Michelsfeld” residential area. According to the municipality, the properties will be between 500 and 600 square meters in size. In addition to accessibility via the existing Michelsfeld residential area, the mayor is considering another direct access via Magdloser Straße in order to improve transport connections.

According to Gärtner, the area is attractive. “It’s in the middle of the countryside and yet central,” says the mayor during the on-site visit. The gently sloping area is in close proximity to the tennis courts and the paddling pond. It takes around five minutes to walk to the town center. Gärtner sees this as a big advantage, especially for families: U3 care, kindergarten and elementary school are within walking distance, as are other offerings in the center.

Due to the slight slope, “Michelsfeld 2” is to be laid out in terraces so that all future property owners can benefit from midday and evening sun. The community expects that the building sites will quickly find buyers. Gärtner points to the continued strong demand for residential building space in the region: “We have a consistently high demand for building sites in the region. However, we currently do not have any building sites on offer from the municipality.” The aim of the new development area is to offer both locals and newcomers willing to build a perspective. A clear advantage of the location is the transport connection.

The municipality is examining different options for developing the area. According to the mayor, three project developers have already introduced themselves who could develop the site on behalf of the municipality. “We are keeping this option open,” says Gärtner. Alternatively, in-house development by the municipal administration is possible. Regardless of the model, the mayor emphasizes the municipality's right to control sovereignty: “We remain masters of the process,” said Gärtner. They decide how the area will be developed and are also involved in the later pricing of the building plots.

Gärtner cannot yet provide any information about the specific prices per square meter. However, it is clear that the costs for future developers are likely to increase compared to previous construction areas in Flieden. “It will probably be more expensive than we were used to in Flieden,” says the mayor. This is not due to the community's intention to make a profit – in his words, the project should be implemented without a surplus – but rather due to generally increased costs for development.

Flieden could gain 200 new residents

The community also associates financial and structural goals with “Michelsfeld 2”. Gärtner assumes that the new residential area will increase the number of residents by around 200. This is important in order to benefit even more from key allocations and income tax shares and to utilize the municipal infrastructure to its full capacity. “We want and have to develop further,” emphasizes the mayor. His guiding principle for community development is: “We want to be home, stay home and become home.”

The mayor is aware that new development areas can also cause uncertainty on site – especially among residents. He attaches even more importance to participation: As soon as the plans become more concrete, there will be a citizens' meeting at which the project will be presented and comments and concerns from the population will be taken up.

In terms of time, the community expects to use the next two years for in-depth planning and preparation. The property has been leased for that long anyway. Those interested could then apply for land. The development will then begin. “If everything goes according to plan, the first builders could start building houses in 2030,” says Gärtner.

An innovative one The project in the municipality of Flieden is the use of robotic lawnmowers. They should save money, personnel and CO2.
